We were asked to carry out a Timber survey in Glasgow where the home report had noted, quite reasonably, that movement to the bedroom floor may be indicative of concealed decay to timbers. The customer had already been quoted in the region of £3000 for replacement of the floor. We were able to locate a hatch and gain access to the subfloor below the bedroom which revealed there to be no decay.
The picture shows that the bearing end of the beam supporting the floor had become dislodged thus allowing movement of the floor. All that is required is for the beam end to be packed up and consolidated and there is no requirement for specialist works.
In the past year, 37% of reports issued by ourselves have not recommended specialist works but either practical steps or repairs which would form part of general maintenance. Our services provide you with the most appropriate advice at all times.
