Concealed decay

A common occurrence where moisture ingress occurs is decay concealed built-in timbers. In this instance the property owner had been advised just to fix the roof and stain block the walls. We suspected concealed decay and recommended exposure to a inspect the timber window lintel. The decayed lintel was replaced in precast concrete.
In some cases exposure and test-boring reveals the lintel to be sound and suitable for insitu treatment. It’s always better to check because, if left, serious structural issues can arise.
